How We Chose These Areas
We selected established, master-planned communities and areas across the Las Vegas valley — Summerlin, Henderson, the southwest valley, and the northwest — based on documented housing stock, amenities, and location, using each community's own master-plan information and public city and county sources. We are a licensed brokerage, not a ratings agency: we don't rank these areas by safety, school quality, or property values, and nothing here is a substitute for your own research on a specific address. Where we mention crime data or schools, we link you to the primary public source instead of restating a score.
Las Vegas Neighborhoods with Larger Floor Plans and Parks
Buyers cross-shopping Las Vegas neighborhoods for more space and nearby recreation usually weigh lot size, proximity to parks, and distance to work. Summerlin, on the western edge of the valley against Red Rock Canyon, is built around more than 300 parks and 200-plus miles of trails spread across more than 30 distinct villages, with a mix of single-family and townhome product. Henderson's master-planned communities, including Cadence and Inspirada in the southeast valley, are newer builds organized around community centers, trail systems, and parks, developed under the City of Henderson's planning framework. For any of these, check the assigned Clark County School District campus for a specific address directly with CCSD rather than relying on a neighborhood's general reputation — school assignments and program offerings change by address and by year.
Las Vegas Neighborhoods for Commuters
If a short drive to the Strip, downtown, or the airport matters most, look at proximity to I-15, I-215 (the Las Vegas Beltway), and US-95 rather than a neighborhood name. Central and eastern valley areas inside the 215 loop generally cut commute times to the Strip corridor and McCarran-area employers, while far southwest and northwest master-planned areas trade a longer freeway commute for larger, newer homes. Map your actual commute on a normal weekday before deciding — traffic patterns on the Spaghetti Bowl and the 215 shift significantly by time of day.
Golf and Luxury Communities
Buyers looking for golf-course frontage or a guard-gated, luxury-amenity setting typically start with Lake Las Vegas, a resort-style community in the southeast valley built around a privately owned lake, and Southern Highlands and MacDonald Highlands in the south and southeast valley, each organized around its own private, guard-gated golf club. 55+ Communities
Las Vegas has an established age-restricted market anchored by Del Webb's Sun City brand. Sun City Summerlin and Sun City Anthem in Henderson are the two largest, each built around private recreation centers, golf, and clubhouse programming for residents 55 and older under the community's HOA-enforced age restrictions. If an age-restricted community fits your plans, confirm the specific occupancy rules and amenity access directly with that community's HOA, since restrictions and fees vary between Sun City properties and between Sun City and other 55+ developments in the valley.
Value-Oriented Areas
For buyers prioritizing price per square foot over brand-name master planning, the north Las Vegas valley and parts of the southwest and southeast valley outside the largest master-planned brands generally offer more house per dollar, often in newer subdivisions built by production homebuilders rather than large master-plan developers.
Checking Crime Data Yourself

- The Henderson Police Department's Crime Search tool covers Henderson city limits, with searches by address, cross street, or landmark within up to a one-mile radius.
Run both tools for the specific block you're considering, not just the neighborhood name — crime patterns can differ significantly between two streets in the same master-planned community.
